How much is renters insurance in Maine?
The average renters insurance policy in Maine costs about $17 a month, or $204 a year, according to ValuePenguin, Average Cost of Renters Insurance by State (Sept 2026). Insure.com's September 2026 study, which prices a larger policy ($40,000 property / $300,000 liability), averages $211 a year in Maine, with the cheapest carriers at $96–$147.
For a like-for-like comparison with other states, ValuePenguin's 50-state rate study (updated September 2026) puts Maine at $17 a month against a national average of $23, which makes it cheaper than most states. Different studies assume different coverage amounts, so treat any single average as a guide, not a quote.
Your own price depends on five things: how much personal property you insure (most renters choose $15,000–$30,000), your liability limit (usually $100,000), your deductible ($500 is common), your ZIP code, and your claims history. Raising the deductible from $500 to $1,000 is the quickest way to lower the premium.
See the national cost guide for how each factor changes the price, and the coverage calculator to size your policy.
Is renters insurance required in Maine?
No. No Maine law requires renters insurance. No Maine law requires tenants to carry renters insurance. A landlord or rental company can require a policy before you move in, and larger managed buildings in Portland and Bangor often do. Many Maine rentals are small owner-managed buildings that do not ask. (Source: Progressive, Maine Renters Insurance.)
If your lease requires a policy, it usually asks for a liability limit (often $100,000) and for the landlord or property manager to be listed as an "interested party," so they are notified if the policy lapses. Read more in can a landlord require renters insurance?
What renters insurance covers in Maine
A standard renters policy (an HO-4) has three parts everywhere in the US: personal property (your belongings), personal liability (if you injure someone or damage their property), and loss of use (hotel and meal costs if your home becomes uninhabitable after a covered event). What changes from state to state is which disasters you are likely to face, and whether the standard policy covers them.
- ✓Nor'easters, ice storms and weight of snow. Winter storms from December through March, like the 1998 ice storm and the December 2023 and January 2024 storms, cause roof damage, collapsed porches and burst pipes. Damage to your belongings from wind, weight of ice or snow, and burst pipes is covered.
- ✓Burst and frozen pipes. Frozen pipes are the most common winter claim in Maine's older wood-frame triple-deckers. Sudden water damage is covered; most policies require you to keep heat on or drain pipes if you leave the unit in winter.
- ✓Fire in older housing. Much of Maine's rental stock is 19th- and early-20th-century wood construction with wood stoves and oil heat. Fire and smoke damage to your belongings is covered.
- ✕Coastal and river flooding. The January 2024 storm surge that flooded Portland's working waterfront and coastal towns, and spring ice-jam floods on the Kennebec, Androscoggin and Penobscot, are excluded from every renters policy.
- ✓Theft. Maine has one of the lowest property-crime rates in the country, which is one reason premiums are below average. Theft is still covered at home and, with limits, from your car.
- ✕Flood. No renters policy covers flood. In Maine that includes coastal storm surge in Portland, South Portland and the midcoast, and spring ice-jam flooding along the Kennebec in Augusta, the Androscoggin in Lewiston-Auburn and the Penobscot in Bangor. A separate NFIP or private flood policy covers your contents.

Renters insurance costs in Maine cities
Prices move with local theft rates, weather exposure and building age, so two renters in Maine can pay quite different premiums for the same coverage.
| City | What to expect |
|---|---|
| Portland | The state's largest and most expensive rental market, with many older multi-family buildings on the peninsula. Coastal storm surge needs a separate flood policy; larger managed buildings usually require renters insurance. |
| Lewiston | Older mill-town housing stock with a history of apartment fires. Confirm the building has working smoke detectors; some insurers discount for them. |
| Bangor | Insure.com's Maine study lists Bangor as a city with its own rates. Winter cold and Penobscot River ice jams are the local hazards; frozen-pipe damage is covered, river flooding is not. |
| South Portland | Coastal, with the same January 2024 storm-surge exposure as Portland. Quotes generally track the state average. |
| Auburn | Across the Androscoggin from Lewiston. Bath, down the coast, was the cheapest ZIP code in Insure.com's study at $181 a year. |
How to get renters insurance in Maine
You can buy a policy online in a few minutes. Lemonade sells renters insurance in Maine and quotes directly on its site: you enter your address, choose how much property coverage you want, add any extras (such as higher limits for jewelry or electronics), and the price updates as you go. A policy can start the same day, which matters when a landlord wants proof of insurance before move-in.
Whatever company you choose, compare the same three numbers: the personal property limit, the liability limit and the deductible. A cheaper quote with a $2,000 deductible is not a better deal if you'd struggle to pay it after a loss.
Renting in Maine: security deposits and tenant rights
These are Maine's statewide rules, checked against the statute and the state's official tenant guide in October 2026. Some cities add their own rules, and your lease can give you more protection but usually not less. Our guides to security deposits, tenant rights and breaking a lease explain how these rules work in practice.
Security deposits in Maine
| Maximum deposit | Two months' rent; the deposit law doesn't apply to buildings with 5 or fewer units where the landlord lives in one of them. |
|---|---|
| Return deadline | Within the time your written lease sets, up to 30 days, or within 21 days after a tenancy at will ends or you surrender the unit, whichever is later, with an itemized statement of deductions. |
| Interest and accounts | Landlord must keep it in a bank account separate from the landlord's assets and beyond creditors' reach, and tell you the bank and account number if you ask. |
| If it is wrongly kept | Missing the deadline forfeits any right to withhold; if it isn't returned within 7 days of your notice of intent to sue, wrongful retention is presumed, and wrongful retention costs twice the amount withheld plus attorney's fees. |
| Law | 14 M.R.S. §§ 6031 to 6039 |
Tenant rights in Maine
| Landlord entry | Landlord must give reasonable notice and enter only at reasonable times; 24 hours is presumed reasonable, except in emergencies or when notice is impracticable. |
|---|---|
| Repairs | Landlord must keep the unit fit for habitation; you can sue if you were current on rent when you gave written notice, or, for health or safety hazards, repair and deduct up to $500 or half a month's rent (whichever is greater) after 14 days' certified-mail notice. |
| Retaliation | An eviction is presumed retaliatory if filed within 6 months after you asserted repair rights or complained to code officials or in writing to the landlord; the presumption generally doesn't apply to evictions for nonpayment, damage, nuisance or lease violations. |
| Ending a lease early | Victims of domestic violence, sexual assault or stalking, or of sexual harassment by the landlord, can end a lease with documentation and 7 days' written notice (lease under 1 year) or 30 days' (1 year or more). |
| Law | 14 M.R.S. §§ 6001, 6021, 6025, 6026 |

Tips for Maine renters
- Insurers vary enormously in Maine: Insure.com found State Farm and Vermont Mutual averaging $100 a year or less while others charged more than twice that. Get at least three quotes, including a local agent for MMG or Vermont Mutual.
- If you leave your apartment for more than a few days in winter, keep the thermostat at 55°F or higher. Most policies deny frozen-pipe claims if the heat was off.
- Coastal renters in Portland, South Portland and the midcoast should price a contents-only NFIP policy; the January 2024 surge showed how far water reaches.
- Maine law limits security deposits and requires landlords to return them, but it says nothing about renters insurance. If your lease requires a policy, it is a private lease term, so read it before signing.
- If you heat with a wood stove or kerosene heater, tell the insurer. Undisclosed heating sources are a common reason fire claims get disputed.
