Wildfire in the canyons and East County and earthquake are the hazards that matter most.

Canyon-rim and East County areas carry more wildfire exposure, while low-lying areas along Chollas Creek and the San Diego River in Mission Valley carry more flood risk. Older coastal buildings in Pacific Beach and Ocean Beach see more water-leak and theft claims than newer complexes.

What renters insurance covers in San Diego

A standard renters policy (HO-4) covers your belongings, your liability if someone is hurt, and extra living costs if a covered event forces you out. Here's how it handles the risks San Diego renters actually face.

  • ✓Wildfire and smoke. Fires in the East County and in canyon-edge neighborhoods can force evacuations and smoke-damage belongings. Fire and smoke are covered, and California requires at least two weeks of extra living expenses during an evacuation order.
  • ✕Earthquake. The Rose Canyon fault runs under the city, from La Jolla through downtown. Earthquake damage needs a separate policy, usually through the California Earthquake Authority.
  • ✕Flash flooding. The January 2024 storm flooded homes along Chollas Creek in Southcrest and nearby neighborhoods. Rising water is flood and is not covered by any renters policy.
  • ✓Theft and car break-ins. Theft at home and from your car is covered up to your limits. Bikes and surfboards stored in shared garages are a common claim.
  • ✕Flood. Most of San Diego is dry, but heavy winter storms send water down Chollas Creek, the San Diego River and canyon drainages, as in the January 2024 flood in Southcrest. Mud and debris flows below burn scars are excluded too. Only a separate NFIP or private flood policy covers contents.

Tips for San Diego renters

  1. Ask your renters insurer about an earthquake policy through the California Earthquake Authority. The Rose Canyon fault runs under the city, and the standard policy excludes quakes.
  2. Keep a go-bag with a home inventory and receipts on your phone. If you evacuate for wildfire, save hotel and meal receipts for the additional living expenses claim.
  3. If you rent near Chollas Creek or in Mission Valley, check the FEMA flood map for your address and price a flood policy.
  4. Start with CSAA (AAA) and other low-cost carriers. NerdWallet's cheapest California quotes run $120–$150 a year, below the $155 city average.
